What is a single tenant net lease? 

Typically single-tenant net leases are absolute triple net which means that the tenant pays taxes, insurance, rent, and maintenance. 

What are the responsibilities of the investor? 

Responsibilities depend on whether or not you are owning directly or investing passively. As an owner, you will be more active in the management of the property. As a passive investor, you rely on the general partner to do everything for you. 

Another way to think about an NNN single-tenant property is it is similar to getting a higher interest bond because you are simply getting a check each month and is an absolute passive cash flow that is headache-free.
